The application
Five questions,
not five phone calls
Five steps, straightforward questions, and a document checklist built from your answers. The app takes about three minutes and saves as you go.
Start ApplicationWhat it asks
The five steps
We have a dynamic application. The questions we ask change based on whether you are purchasing or refinancing and the selected property type.
- 01Your plan
- 02The property
- 03About you
- 04Business purpose
- 05Documents
After you submit
What actually happens next
A soft pull, once
Credit is checked softly so a quote costs you no score. A hard pull waits until you have decided to proceed.
A checklist built from your answers
Not a generic document list. What a lender needs on a double close and what it needs on a lot with a home to demolish are different, and the checklist knows which one you are.
A person reads it
The file goes to the people who underwrite these loans, and they are the same people who will release your draws and answer the phone later.
Terms from a person, explained
Your terms come from the person underwriting the file, not from a calculator, and they will tell you which limit set the amount, so nothing gets walked back at the closing table.
Questions before you start
The application, answered
- Does applying affect my credit score?
- Not to get a number. Entrusted Capital quotes on a soft credit pull, which does not affect a score however many times it is run. A hard pull happens once, after you have decided to proceed, so calling several lenders in a week costs you nothing.
- Why do you ask for a social security number?
- To run the soft pull, and for nothing else at this stage. It is used once, when the credit order is placed, and it is not kept alongside the rest of your application. The last four digits stay on file so a person can identify the borrower; the full number does not.
- How long does the application take?
- About three minutes for the questions themselves. Everything saves as you answer it, so you can start on a phone standing on the parcel, close the browser, and pick it up at a desk later using a one time code sent to your email.
- Do I need the property under contract first?
- No. An application on a parcel you are still negotiating is useful to both of us, because knowing what a lender will do changes what you offer. Tell us where the deal actually stands and the answer reflects that.
- Do I need an entity, or can I borrow personally?
- Most of these loans close in an entity, and a personal guaranty from the principal is normal. You do not need one formed to apply. If the structure needs to change before closing, that is a conversation, not a decline.
- What documents do I have to gather?
- None to apply. At the end you get a checklist built from what you actually told us, so a land purchase and a manufactured home swap ask for different things rather than the same generic list, and you can upload into it the moment you submit.
- Is this a consumer mortgage application?
- No. Every loan here is for business purposes and secured by non owner occupied property, with business purpose certified at closing. We do not lend on a primary residence.
